🇹🇭 Chiang Mai family budget · 2026
Cost of living in Chiang Mai for families
Chiang Mai can offer more space and a calmer daily radius than Bangkok, but international school, a car-shaped school run and a serious smoke-season plan belong in the family budget. This is not a digital-nomad studio estimate.

The short answer
What should a family budget in Chiang Mai?
Plan around ฿90,000-฿220,000 a month for a family of four with one international-school place. A modest house and accessible school can hold the lower end; premium education, a pool villa, two paid school places or leaving during the worst air periods can move the total sharply.
Three realistic family scenarios
Choose the model closest to your family
Each scenario covers two adults and two children, with one international-school place. It is a starting point for research—not a promise that every family will spend the same.
A simple home and lower-fee school
Value-conscious family plan
Suburban three-bedroom home, accessible international programme, local-heavy food, one modest car or mixed rides and careful activities.
A balanced school-and-community routine
Comfortable Chiang Mai plan
Family house, one established mid-market school, mixed groceries, transport, health allowance, some help and a smoke-season sinking fund.
Higher-fee school, larger home and more flexibility
Premium and resilient plan
Premium tuition, larger gated-community home, car and school transport, broader health cover, regular help, activities and seasonal travel flexibility.

Useful figures to check against your own shortlist
These are traceable reference points, not a single “average family” claim. Rental and school markets are wide, so use the notes beside each figure.
| Budget line | Published or observed price | How to use it |
|---|---|---|
| 3-bed rent, city centre | ฿29,177/month | City snapshot; houses near southern school corridors form a separate market. |
| 3-bed houses near CMIS | roughly ฿25,000-฿33,000/month | Current two- and three-bedroom portal examples; larger villas reached ฿80,000. |
| Utilities, 85m² home | ฿2,076/month | City benchmark; a larger house in hot season can cost more. |
| Broadband 60Mbps+ | ฿614/month | City benchmark before installation or backup connection. |
| One local journey | ฿30 | City benchmark; a family school run is more likely to use a car, school bus or repeated rides. |
| International primary school | ฿498,811/year | City snapshot; named published schedules range around and beyond it. |
Rent and initial deposits
Budget for the home and the cash needed before moving in
Choose housing after the school and weekday journeys make sense. A cheaper home can cost more overall if it creates a difficult daily route.
Simple family house
฿18,000-฿30,000/monthOlder houses and modest mooban options can work outside the most sought-after compounds.
Gated or larger home
฿30,000-฿80,000/monthPool, security, newer finish and proximity to southern schools can push pricing upward.
Cash before keys
Often two months' deposit + one month in advanceTreat this as lease-specific market practice. Verify ownership, agent authority, TM30 handling and return terms before paying.
International-school costs
Build the first-year bill, not just the tuition line
SISB Chiang Mai publishes 2026/27 tuition plus application, assessment, enrolment, refundable deposit, resources and optional extras. The first year's cash requirement is higher than tuition alone.
Check the published fee scheduleGroceries, utilities and internet
Use a household basket that looks like your real week
Start with local staples, then add the imported, allergy-specific, school-lunch and household products your family actually buys. Cooling, larger homes and backup connectivity can matter more than headline utility averages suggest.
Food and household
฿20,000/monthWorked-plan allowance for four people.
Utilities and internet
฿5,000/monthCooling, water and connectivity allowance.
Transport and school journeys
Price the family week, not one cheap fare
Map school, work, healthcare and activities at the times they really happen. Include child restraints, waiting time, parking, tolls and a bad-weather backup where relevant.
School-side housing
Many family homes and schools sit south or east of the old city. A lower rent across town may not survive two daily school runs.
One-car plan
Add purchase or lease, insurance, fuel, servicing, child restraints and licence requirements. Keep ride-hailing as a breakdown fallback.
Air-season routine
On poor-air days, outdoor travel and activities may change. Price filters, indoor alternatives and any planned time away separately.
Healthcare, insurance and family support
Plan routine care and the difficult day
Use named clinics, hospitals and insurer networks, then decide what can be self-funded and what needs cover. Treat domestic help, nursery and after-school care as separate arrangements.
Regional healthcare
Chiang Mai has established private care, but insurance should cover a domestic transfer to Bangkok when a specialist need exceeds local capability.
Smoke-season health
Filters, replacement media, sealed rooms and clinician-led plans are ordinary costs for respiratory-sensitive families.
Domestic help
Include fair pay, agreed hours, transport, leave, references and child-safeguarding checks rather than relying on an informal headline rate.
Initial relocation costs
Keep a separate fund for the expensive first months
Rental, school and arrival payments often land before ordinary monthly spending settles down. Do not use the emergency reserve to hide a predictable setup bill.

Emergency contingency
Start with ฿390,000 outside the move fund
Three months of the comfortable budget is a sensible minimum. Add the cost of leaving Chiang Mai temporarily during a severe smoke period and a Bangkok medical-transfer allowance where relevant.

Common questions
Cost of living in Chiang Mai: family questions
How much should a family of four budget each month in Chiang Mai?
Use the three scenarios on this page as planning models for two adults and two children with one international-school place. The correct figure depends on the exact school year, home-school journey, insurance quote and whether a second child needs paid school or childcare.
Do these budgets include international school?
Yes. Every scenario includes a sinking fund for one international-school place. School invoices are normally annual or termly, so the monthly figure is for comparison only: the family still needs enough cash for the school's real due dates and first-year joining charges.
Are these official averages?
No. They are independent family planning scenarios built from current city price snapshots, live rental evidence, published school fees and provider information. They deliberately avoid presenting one household example as a city-wide average.
Why keep prices in Thai baht?
Rent, utilities, transport and many school costs are paid in Thai baht. Keeping the original amount makes the research auditable and prevents an exchange-rate movement from being mistaken for a local price change.
How should we use the five-currency conversions?
Use them to understand affordability in the currency your income or savings are held in. They are rounded planning conversions, not transaction quotes. Keep a buffer for exchange movements and transfer fees, particularly before large school or rental payments.
Does the monthly budget include relocation setup?
No. Rental deposits, temporary accommodation, school application and enrolment charges, flights, document work, furnishings and vehicle setup are shown separately because they arrive before normal monthly spending settles down.
How much emergency money should we keep?
The page gives a city-specific starting reserve. Increase it if only one adult earns, the visa depends on employment, a family member has complex health needs, school fees are non-refundable or a rapid international move would be expensive.
How often should we update the budget?
Recheck rental listings, school schedules, insurance quotes and exchange rates before paying anything material, then review the working budget at least every three months during the first year.
Is Chiang Mai much cheaper than Bangkok for families?
Housing can be materially lower, but school fees, private insurance and imported groceries do not fall in the same proportion. Add car costs, air filtration and any smoke-season travel before comparing the two cities.
Should we include a smoke-season travel fund?
Families who may leave during serious pollution should cost accommodation, transport, missed work and school arrangements explicitly. Even families who stay should budget for monitoring, filtration, replacement filters and healthcare advice.
